Our Story

Triton was founded as a community-focused real estate owner and operator in Denver, Colorado in 1989. In the nearly 40 years since our inception, Triton’s original objectives have remained consistent as we have deployed over half a billion dollars into real estate assets and communities in need of rejuvenation.

As Triton’s team and capital base has expanded, so too has our landscape of investments and focus on conservation and community. As a family investment office, we are creative and patient in the way we deploy capital. This enables us to invest across the entire risk spectrum and capital stack, from seed stage to pre-IPO companies in industries ranging from energy to technology throughout the world.

Our Platforms

Over the last three decades, Triton has invested across alternative assets both as a general and limited partner.

In our capacity as a general partner, we almost exclusively focus on distressed or underperforming real estate or real estate mortgage notes.

For investment opportunities in which we participate as a limited partner, we focus on the quality of the manager in their integrity and track record.

Our Impact

Triton’s focus on preservation and community has always been core to our mission. We are fortunate that we have been able to and continue to be involved in substantial preservation projects from permanently protecting California coastlines to conserving sprawling parts of the Rocky Mountains. We are also proud to be active members in our communities through a variety of organizations with a particular focus on health and education.

Our Team

Don Bailey, CEO and Chairman

Don Bailey

Don Bailey is the CEO & Founder of the Triton Investment Company Group of Companies. Mr. Bailey has invested in real estate for over 40 years, starting with a single residential unit in London, Ontario, Canada in 1983. Today, (through the privately held Triton Investment Company Group of companies), Mr. Bailey is invested in multiple real estate holdings, predominantly in Colorado and Michigan, as well as several private equity and debt deals. Additionally, Mr. Bailey and his partners have California land holdings in Santa Barbara, as well as ranches in Grand County, Colorado, including the prestigious 8,500-acre C Lazy U Guest Ranch.

Mr. Bailey is also very active in the community. He was formerly Co-Chair of the Board of non-profit Alliance for Choice in Education (ACE) and continues to sit on the ACE Board of Trustees. Don is currently on the Board of Trustees for The Nature Conservancy of Colorado. Don was also the past President of the Winter Park Recreational Area (owner of the Winter Park ski resort in Colorado), a past member of the Board of Trustees for the non-profit Biennial of the Americas, as well as having served for many years on the Board of Historic Denver.

Mr. Bailey graduated in 1984 from the University of Western Ontario in London, Ontario, Canada, with an Honours HBA four-year business degree. He has been married for 31 years to Leslie, and they have 3 adult daughters. Leslie and Don reside in Cherry Hills Village and Granby, Colorado.

Ron Warren

Ron Warren is COO/CFO/Managing Partner of the Triton Investment Company Group of Companies. Mr. Warren has been involved in all aspects of financial and operational management for retail, commercial, and hospitality projects, as well as real estate development and construction.

Prior to joining Triton Investment Company, Mr. Warren was responsible for management and financial reporting for one of the world’s leading global resort, adventure-travel, and real estate development companies. During his tenure, annual sales exceeded $1.6 billion. Additionally, Mr. Warren was responsible for all financial and capital management of 131 multi-state retail locations with annual sales exceeding $3.5 billion, including three manufacturing plants and over a million square feet of warehouse space. During this time he successfully deployed and managed returns for more than $1 billion in capital, and has been involved in numerous $100-million plus real estate transactions.

Mr. Warren is a Certified Public Accountant, and attended USC Graduate School of Business Administration and Babson School of Executive Education.
